Don't Go Crazy on the Custom-Building a Home in San Antonio TX


OK, OK, you have been searching for a home for sale in San Antonio TX and just couldn't find the one you wanted...so you have decided to Pink Housecustom build your San Antonio TX home!

This is a terrific option for those who really have their own style in mind or perhaps might have already purchased some land and acreage for sale in San Antonio TX and are looking to build on it.  Custom built homes give you a ton of flexibility depending on what you want in your San Antonio TX home.

But....

Although this is your forever home and you never plan on moving...EVER...please don't go crazy on the custom just in the small chance that you ever have to sell your home.  I know, I know...this is YOUR home and you will put in it what you please,

And you should, but please bear in mind that Custom built San Antonio TX homes for sale are one of the hardest types of homes to get successfully sold in the Greater San Antonio TX area...

Why?  Because many times homeowners have gone a bit wild with the custom and because of that pricing your home with comparable homes (because there won't be any), will be quite difficult.  

What crazy am I talking about?  Well putting in that bell tower that you always wanted, or that custom multicolored pink, yellow and purple backsplash, or even that glorious stain glassed church type window that gives your home that special touch doesn't normally appeal to the masses.  

How about that huge jacuzzi tub you just had to place in the middle of your bedroom for that special evening with your loved one?  Nope, not that either.  Or the thought that no one takes baths anymore so we are just going to forego the whole tub thing and put in one huge shower...unless it has that cool 50 shower head deal with the massage thingy's, you may want to put a large garden tub...(or not, this one is up in the air for many).  The bidet in the toilet sounds like a fun idea too...but umm, well the buyers don't normally get too excited about special toilets either.  

I know you want to build your home and give it that special touch, but try to make sure that special touch can be altered if ever need be. It's just a fact of life that sometime in the future you may have to sell that custom built San Antonio TX home.

So, have fun and you are granted poetic license with that custom built San Antonio TX home...but try not to go Crazy with the Custom.

What?  No bell tower?  Very good post Brenda.  Even if you think you aren't ever going to sell, you never know.  Great advice to anybody that is custom building a home in San Antonio.

Great advice about Don't Go Crazy on the Custom-Building a Home.  As Realtors we get to see many of these crazy custom homes up close and personal.  One just never knows if the time might come they will have to move so it's smart to always think re-sale.

A great reminder for anyone looking to build a custom home. I always tell my clients who want to do so, buy "off the shelf" and they can't go wrong. You can buy a great bathroom fixture for $100 or a gold plated one for a $1,000 thus going over board and the price to build sky rockets to where when you sale, you will only get back a portion of your investment.

But then there are those gold plated baths to take into account???? cheers cvc

HI John-We sure do and then we gotta try and figure out pricing and marketing to get the best deal for the seller.  It can be difficult for sure.

Hi Curtis-Gold Plated stuff usually doesn't go over well with the masses either lol :)!

Brenda, you make such great points in here. This reminds me of a custom home in a subdivision that was way out of place because it had too many features compared to the other houses.

Hi Erna-Exactly, that can be an issue as well.  Over improvement in any community usually is a downfall for the seller.

Excellent post Brenda, sometimes over personalized or customize home is not great for resale. We had sold a condo a while back that was wall to wall mirror in the entire apartment, the owner thought it was beautiful but many buyers thought they were in the amusement park fun house! With some tweaking, we sold the condo anyway, but it was sure a journey.

Hi Eileen-Wow...wall to wall mirrors..fun but not very appealing to others most likely :).  Personal taste is just that many times, especially with selling a home lol :)!

Brenda, I am that special buyer looking for a Jacuzzi in a bedroom, is it sold?   No just joking... Some of the custom items can be corrected to ones liking but that takes time and money or let's say a whole lot off concrete in one of the SA homes to fill a Jacuzzi.

I love this, Brenda :) Custom is great, but "wacky"?? Not so much. I prefer to let my personality shine through with furniture and artwork, not permanent fixtures to a piece of real estate I'm eventually going to have to sell.

I sold new construction for 10 years and overbuilding is so easy to do! It's when people used to say "I want something different" that I started to worry. Different is not bad so long as it is either functional or done really well.
