#1. 4633 WaiakuluaSt, Kilauea. This is a 4 bedroom 3.5 large home on 1.39 acres with a lake view. $949,900. MLS#260402. This property upon listing went to www.auction.com and can currently only be purchase from their web site.

Price Changes:

#1. 6475 Ahele Drive, Kapaa. 3 bedroom 1.5 bath home in Wailua Homesteads. $288,000. MLS# 258044. Owned by Bank of America Back on the market.

#2. 6340 Kaahele St., Wailua Homesteads, Kapaa. this 3 bedroom 2 bath home needs a new carpet and other repairs. $290000. MLS#245530. Owned by JPMC Specialty Mortgage. (The Price went up!)

I had 1 new REO assignment in the month of December & one so far in Janaury. It’s a far cry from the 3 to 5 I got at the peak of the REO market. Needless to say the competition for buying REOs is getting competitive. This is evidenced by the property at 6340 Kaahele going up in price and irate slow buyers calling me up threatening me to get their lawyer involved. Well bullying me doesn’t get you a better chance of getting your offer accepted, however reading this blog and emailing me will help. The faster you put in your pre-qualified offer the better chance you have. I have 2 new REOs coming up on the market in a month or 2. One is a lower priced ocean view home in Kalaheo & the other one is a mid range newer home in the Kahuna area of Kapahi. Let me know if you have any interest in these areas.
