I notice that as Buyers you do a lot of driving just checking out new subdivisions, and you often go into these new subdivisions and take a look. Many times you fall in love in the model homes and before you know, you make a decision to buy. Curiosity the best of you and there you are getting pre-approved for a loan with no representation. When buying a new home the on-site agent works for the builder not for you. You will not get a better deal because you don't have an agent.

How many of you would you go into a court and represent yourself as an attorney without passing the BAR exam? This is in essence the same thing, a REALTOR goes through on-going training and has passed an exam to prove he or she is worthy to be a licensed Real Estate Agent. The Agent working for the builder has this knowledge, do you? Buying a New Home, the On-site Agent works for the builder not for you and you need someone who can represent you in the transaction.
Did you know that the On-site Agent works for the builder and not for you? This means that if a problem arises before, during or after the closing there is no one to fight for you! New homes are not perfect and you will need someone who will help you get any problems that arise corrected.

If you are moving to a new area, the Agent/REALTOR representing the builder will not be directly available to you. You will have questions regarding the new area, and this Agent will not be available. This is not to saying the builders Agent will not answer a question or two, but he or she simply will not have the time to provide you with all the helpful information you seek.
An On-site Agent will not tell you need 3 inspections. The three phases of inspections are:
- Foundation inspection
- Framing inspection
- Final Inspection
