Edmonds Real Estate Broker asks What is Your Client Style?

As a local Real Estate Broker in the Edmonds area, I find home buyers have an amazing range of communication and buying styles. It amazes me at times how Brokers want to fit their clients into the brokers preferred real estate buying and selling process. It further interests me how Brokers are then getting into stuggles over how communication can be, will be, should be handled. Sometimes it goes so far as to destroy transactions.

In our local mls board our state approved forms even have written into our contracts whether email communication of documents will be or not be mutually agreed upon forms of communication.

Why are we not in sync with what our buyers and sellers want?

Are you using only printed forms? only electronic signings? only fax machines? do your clients walk through a property to view it prior to signing escrow docs or do they view the property on their computer? do you ever meet your client in person? Why? Why not?

As the business changes, so do I. Why? It's really about the client. It's not just all about me, and how I communicate.

Interesting question.  Our REALTOR organization has approved forms, but the real estate commission only has a mandated brokerage relationship disclosure form.  No has to use the REALTOR forms, but most do.  There are some limitations.. and our state statute is still requiring "originals"  -- so, it is an interesting process for the state/board to also change as our clients change.

Brad...I usually ask up front what a client's preferred method of communication is so I can adjust to what they want.  Now other agents, well that's another story - not sure why there are so many who can't handle email!

I adapt to each client.  I recently had a younger client that we went all paperless with.  He used docusign on everything.  I recently had a client that didn't have a computer at home.  We had to meet everytime we needed a signature.  Either way, we got it done.

Brad, it usually depends on the client. One of my previous client's just wanted to text. I do think it is important to have a paper trail of the transaction.

I cannot imagine selling a home to someone I never met in person. Do people really buy homes just from the pictures online? Not here. We must be too conservative here. :)

Hi Brad I think it depends on the buyers how they want to communicate. In modern days I see lots of younger crowds want to communicate by sending text as they want immediate answers. Scanning all docs. So whatever the style and chosen method ...I try and accommodate that with all my clients. I feel I am here to serve my client in the best possible manner which suits their style. They are important part of my business and I want them to be happy

I am open to the many ways of getting things started and then completed and the way to go presents itself clear enough every time. People do have their preferences and of course the regulations have to be honored too...good post

I can tell in the beginning if they are not email people, because I am and if they call me everything I email them something, that's how to tell. Other than that, I always communicate with them the same way they reach out to me.

Whatever form of communication that my clients prefer is ok, however, I prefer Listing Book, cell phone  and email for buyers, email and cell phone for sellers with weekly updates every Monday morning.

A new pair of issues I am working through are what form of electronic signing environment the agents/brokers use. Our local mls uses Authenti-Sign and many brokers in the area are using dotloop. Both are significantly different processes, and the brokers tend to want to use the format they know, even it it means changing out of one product to the other product each time it goes back and forth between the brokers.

The other issue I personally have experienced with a client several years ago, and I know a group who uses this selling style almost exclusively. It is where the client is physically not even in the state or in this country and for whatever reason want to buy a property (which in this case shows the reverse set of issues of a seller being out of state asking me to list their property they have not lived in for years as it was a rental) and they choose to look at streaming video online whether it is video taken by the listing agent as part of their listing marketing materials, or they ask me or the home inspector to walk through with video. Then based on their online research and having a quality inspector inspect the home, they buy the home via electronic signings of real estate documents then in person with a closing agent at their location as arranged by the closing company.

If you want to see any of this in action, there are now television channels on dish network and direct tv that exclusively sell real estate, homes, land and condo's on television. It is a fascinating process to watch and it fairly well matches how I have seen the process in real life.

The world is getting smaller. Business is happening faster. Technology moves quickly and I intend to keep up to better serve my clients.

I personally take the cues from the buyer or seller and have a form that I ask them to fill out, which among others asks what their preferred communication is. Great post, looking forwards to seeing more from you.

Clear communication with clients is so important, and we need to ask the question..how do want to communicate, what are you more comfortable doing...in person, online, a combination. Most will tell you what they want to do, but you need to ask
