Why should you prepare your home for sale before listing?
Because you only get one chance to make a great first impression. These days that first impression is formed on the MLS listings. In this Internet age Buyers start their search on line. They can enter their price range, the type of home they are looking for and the location they prefer. Up come those MLS PHOTOS and that first impression is formed.
Will your home make their short list?
- While sellers expect the buyer to see their home the way they do, as a home full of memories, buyers see only a product. One of many they will see.
- Your home must be able to compete with other homes on the market. Buyers need to see the 'I wants' your home contains right away.
- After your home sits on the market for a while, it becomes a 'stale' listing. Buyers wonder what is wrong with it. Why is it still on the market?
- By not preparing your home, you may inadvertently give the buyer a bargaining chip. That repair or update you felt the buyer would be glad to do will cost you money at the bargaining table.
- Today's buyer is looking for 'move-in' condition. This means they can move in, put their things away and go to work settled.

- Most buyers cannot see past you and your lifestyle. If your home is not 'neutral' enough they will not be able to imagine their life fitting into your house.
- Buyers are looking for space, light and storage. You need to highlight it for them.
- If your home has a poor location, you need your wonderful home to out shine their objection.
- It's easier to come out strong than play catch up trying to win back those buyers out there.
