Ham Lake Residents Town Hall Meeting—View City Water and Sewer Plans

Do you have an opinion on the vision for Ham Lake's future? Take time and attend the town hall meeting to see the five proposed plans that the task force has outlined. On Tuesday February 12 starting at 7:00PM, there will be an opportunity for all of Ham Lake's residents to see the five comprehensive plan proposals that are currently being considered by the task force appointed by the city council.

According to the February 2008 issue of the Ham Laker newsletter, there will be a short presentation describing each of the five alternative visions for Ham Lake.

Mixed-Use Village Center

Develop 115 acres around the Crosstown/Hwy 65 intersection with industrial, commercial, park and residential with varying densities. Densities meaning single family or multi family (apartment and townhome) developments. City water and sewer service would be contracted from East Bethel.

Mixed-Use Village Center and Moderate Density Development

Expanded version with 1700 acres developed to include residential homes with 1/3 acre lot sizes. According to a map in the January 2008 issue of the Ham Laker this would encompass the area around the Coon Lake area north of Crosstown and east to Lexington Avenue. Sewer service would be contracted directly with the Met Council and the City would be required to develop it's own water system. Residents in the proposed area could be required to connect to these new systems.

Business-Only Sewer District

115 Acres at the Crosstown/Hwy 65 intersection developed for industrial and business use exclusively with water and sewer services contracted from East Bethel.

Mini-Batch Sewer Plant.

Develop a 20 acre sewer district to serve the existing businesses at the Crosstown/Hwy 65 intersection. Each business would use their existing wells.

Individual Sewer and Wells 

This proposal which is the least expensive of the five options is to maintain status quo with individual wells and septic systems serving each property. The city will continue to monitor the water quality in area lakes and enforce septic system regulations as necessary.

This is an important meeting that will affect every Ham Lake resident and our taxes for years to come. Plan to attend to review the proposed options for yourself.

Hi Teri, will the tax base cover the cost of the expense of this project?  Seems like the population base is not there to handle a project of this size.  I did a quick population check.  Nice update Teri.

Gary-For choice 2, the proposed area is 1700 acres. Lot size ranges from just under an acre to over 10. I would guess an average of 3 acres. So there is roughly 500-600 residents for the proposed site not including new development. Funny thing is sales are off in this area and if there were new residential homes constructed, they might not be sold for years. There are several new developments within and around this area where not one homes has sold in over 2 years as there are areas to the south in Lino Lakes and Blaine with better access to jobs, downtowns and the airport. The best thing about Ham Lake is its difference to other communities...its rural feel and lifestyle with horses, wetlands and acreage properties.

The problem is when the people move in - they start complaining about the horses and then try to push them out. We are experiencing that here in Brainerd in the close to town rural acreages. We have had  2 stables side by side for years and town is closing in on us.  The neighbors now closed their stable and are trying to sell. That will leave ours in the middle.

Kathleen--I don't think in this case the new people a problem for the horses yet...Right now everyone has acreage lots but if this goes through, new residents in the "city-like" area won't want the horse farms next door. Few Ham Lake residents realize that this development is being considered. Hopefully the message gets out before the development gets passed so that all residents have a say in the situation.

Thesa--I believe many residents prefer the fifth option...STATUS QUO...The least expensive of the five. Or maybe the fourth where the businesses put in a joint septic system for the business area at their expense not the communities. Driving 10 minutes to Forest Lake, Andover or Blaine to shop is no more inconvenient than driving 5 minutes to this newly proposed center.
