Home Staging vs. Virtual Staging: A Practice That Can Be Misleading.

As a Realtor you know how important preparing and showcasing your client’s home for sale is getting them one step closer to the closing table. Home staging is that crucial step, but what if your sellers are screaming poverty and refuse to spend money on staging even after you’ve educated them on the benefits.

 

 

 

Can virtual staging be the solution to your problem? While virtual staging costs less than hiring a home stager. Virtual Staging companies use software, which allows you to upload photos of a vacant room and manipulate them to show as furnished spaces.  The goal is to give Realtors great images to show online, according to the National Association of Realtors Survey of Home Buyers & Sellers, 92% of homebuyers start their search online before they contact a Realtor. So, if you have amazing photos chances are you will get more appointments but buyers enter the home buyers are going to be quite disappointed to see the house looks nothing like the photos they viewed online.

Tori, I agree, virtual staging needs disclaimers, as the visual disconnect can disappoint buyers when they walk in the front door.

Thanks for talking about virtual staging as a marketing tool to sell a vacant home but keep in mind that virtual staging is not a way to replace traditional home staging services but a more economical marketing tool for agents and sellers to be able to show buyers the potential of a home, digitally.  Virtual staging should not entail altering the photos of the home as far as changing wall colors, moving walls and adding fixtures.
