Whether buying a new home or preexisting a home as many moving parts and those part fail at some point so know what you are purchasing.

You've found it! You can reasonably afford it. It is in the geographical location you want to be....and it has the 1, 2, and 4 on your list. (Three was just too much to expect.)
Now you and/or "your family" are ready to move. You have all the financing. You now need a home inspection. Why?
Well, there will be an appraisal for the mortgage company. And, if your agent was really looking out for your best interests, he or she put an inspection contingency in the purchase agreement. Why again? So that you know what, if any, defects are present before the appraisal. Money well spent.
And, if your agent, again, is savvy, he or she will suggest at least two inspectors he or she has worked with in the past who follow codes in the community and are well-versed in inspection training.
Take heed. It might be the best money you spend in the transaction outside of hiring the best agent or broker, of course!!!!
