Can I have the weekend off?

It's Wednesday and the weekend is right around the corner, so many things to do to finish the week. Otherwise, you guessed it, working for the weekend "literally".

Time Management: Really!! If you have read my bio, you know that is a real challenge for me. I do have some time management in play, and alot of APPS! That allows for me to not have to work every weekend. As a Real Estate Broker/Agent we all get in the cycle of working on weekends and during the week it is inevitable we will continue to work, taking calls setting showings and prospecting. However you need time to yourself, family and friends.

So you ask: How do you manage weekends? I personally when it comes to working on the weekends, there is only one thing we really do on the weekend and that is showings. My buyer clients and I work as a team together and from the beginning of our relationship, with that they know they will be doing some work. We all know that the neighborhood they are going to buy in plays as much of a role as the actual home. So my buyer clients will have a weekend chore and that is to drive in the neighborhoods of the homes they are interested in, just to see if it is a fit for them. Then they text me the homes they like the neighborhood in and I set showings. "Usually during the week "Monday". Now sometimes when they are so excited they can't wait, I know they are without a doubt ready to make a move and we go view the property on the weekend. Generally they will ask to view the property during the week.

That is how you have the weekend off, re-coup for the week, enjoy your life and Love your Job.

I can tell you with the up tick in our market the clients are not ready to roam neighborhoods and then text.

I try to take off every other weekend for family time, but it doesn't always work. Naturally you just end up with buyers who can only look during the weekend, which is understandable. I just try to balance it out as much as I can. I'm a big fan of drive-by's too. There's nothing worse than showing 3 houses on a Saturday morning while the family is at home, to find out that all 3 have external factors (undesirable street, the neighbors' house's are too close, the driveway is too steep...etc) making the buyer not even remotely interested. I do agree with comment number 1 in that you do need to watch out for some of those really hot property offerings... I'm seeing a couple props going under contract the day of, or the day after being listed.. Be ready to pounce if needed. If I can't get the weekend off I try to book my showings earlier in the day so I can enjoy the afternoon with family.

I understand buyers don't always want to roam the neighborhoods, you get a feel for those that are just ready to go to the closing table. Those buyers are definately set on the neighborhoods and areas they want to be in. Our market here is back on the rise as well. We did'nt get hit like most of the country.

You are definately right Bob, there are properties that when I see them on the MLS with their price and know that those are the properties I get up and go show those, you just know that they are going to be gone by the afternoon.
