Single Story Homes in Arlington VA

A one-story home means mobility, accessibility, and ease of movement without the difficulty and dangers of stairs. Sometimes you just need a single-story home that is not a condominium.  One Story home in Arlington VA

When it comes to finding a one-story home, most online searches won’t offer this option as a search feature. So how do you the buyer find exactly what you’re looking for?  With the help of an Arlington Virginia Realtor®.   Sure, you can take the time to sift through hundreds of active listings, looking through photo after photo to determine if the home is a single-story, or you can spend the time to research tax documents and public records to find single-story homes on the market; or you can simply contact a real estate agent who specializes in finding homes in a particular neighborhood, price range and style that the buyer is looking for.

Many times single-story homes are more than just an entry-level, ground floor style.  I am talking about a real single-family, single-story home – no attic, no basement!  - A true single-story home (one level only).  This is the solution for many homeowners  who can no longer maneuver the stairs as well as they used to.  For families with small children who wish to negate the need for a gate or other child safety structures around the home, a single story property is a good choice.

If you entertain clients or work out of your home, many times having a single-story home will prove to be more convenient.   Also as a safety issue, there is no doubt that a single-story is preferable to being stuck in the basement.

One extra benefit you may find to a single-story home is that the lot sizes tend to be a little bit bigger. Most single-story homes were built in the 1970s and 80s and you’re likely to find more lot square footage per property. You may also find corner lots that allow for even more lot square footage, fenced yards, and established neighborhoods. With the scarcity of land, many of the homes today are built vertically rather than horizontally, making single-story homes a scarce commodity. So contact me to assist you with your single-story property search.

Like I said, most MLS search criteria  will not give this as an option; so your best bet is to contact me anytime, tell me exactly what you’re looking for, including the price range that you’re interested in and I would be happy to send you a list of all current, active listings that fit your budget or speak to you in person about your options.  Not sure of your price range?  I have the solution for that as well – simply log on to one of my featured lenders.

Hi Norma, single-level homes definitely have their advantages and you are absolutely correct, they are not easy to find online. There may not be a search feature that allows a customer to just search for 1 level homes and even if, not all homes are accurately entered and some 2 stories may be in the mix.

Yes Andrea, you are quite correct about the inaccurate postings.   I've had a few clients and each time it has been quite challenging.  Have one now actually.  Thanks for the feedback.

Excellent advice;  after all, it does not cost a buyer anything to use an Arlington VA buyers agent, so why not take advantage of your skills and market knowledge?

Thanks Susan.  I long for the day when buyers will automatically turn to us agents as they do for their lawyers, accountants, etc.
