In 2012 there were 12 single family homes and 5 condos or “Golf Villas” that sold in Marbella. Overall sales volume increased 40% over 2010 which saw a total of 12 homes/villas sell. Buyer demand for Marbella real estate continues to be high – as of January 24, 2013, 4 of the 11 available listings in Marbella are under contract.

• 12 single family homes in Marbella sold at an average selling price of $1,694,250 – sales volume increased 50% and over the previous year and averaged $304.95 per square foot. Marbella homes sold with an average 82 Days on Market (DOM).
• The average asking price of these homes was $1,807,475 – selling at 94% of list price. The reduction in final selling price is typical of what we saw with luxury homes sales throughout the South Orange County area. Lack of available inventory should be a factor as we enter 2013, and I anticipate that these numbers will firm up as buyer demand for homes in San Juan Capistrano continues to exceed supply.
· 7 of the 12 homes that sold were standard sales and 5 were distressed sales – either short sales or bank owned foreclosures. With 58% of the sales distressed, this resulted in lower overall sales prices than I would expect to see for Marbella. As a comparison, distressed homes sold at $265/sq.ft. while standard equity sales sold at $333/sq.ft. – as short sales decrease look for prices to increase.
• Selling prices for Marbella homes varied from $815,000 for a 3 bedroom 2987 home which was a short sale to a high of $4,700,000 for a Marbella Crest Estate offering 8 bedrooms and 13000 square feet of living space.
• 5 Marbella Golf Villas or condos sold at an average selling price of $650,320. The average asking price $700,180 – selling at 92% of list price. Marbella condos sold with an average 95 Days on Market (DOM). Selling prices ranged from $525,000 for a 2 bedroom 2257 square foot villa (distress sale) to $765,000 for a 2 bedroom 2280 square foot villa.
