Walnut Creek California Short Sales-Information for Buyers

By
Real Estate Agent with Coldwell Banker Residential Real Estate CA BRE#01363932

Purchasing a short sale in Walnut Creek California may result in instant equity, but be aware the personal price you pay may result in a few extra grey hairs and some stressful days and weeks.

Short sales are not timely transactions as are other real estate deals. In this situation you are making an offer to a bank who is negotiating behind the scenes with the seller and basically working on their own time frame, not yours! When making an offer on a standard resale it is common to contractually request a response within 48 hours and expect a timely response. Not so with short sales in Walnut Creek CA. A buyer may/should embed an expiration date into the offer, but the bank is under no obligation to respond within the requested timeframe. Delays by the lender may require that new offers be submitted while the lender has reserved the right to accept other offers.

Instant equity may also be found in traditional resales of existing homes. Some motivated, realistic sellers currently in the market provide buying opportunities by pricing their own homes to sell quickly as they too want to take advantage of today's low interest rates and move up to a larger home. Vickie great information for buyers, I had a short sale last 8 months and after all the work of resubmiting all the paper work over and over i finally closed the home. Originally purchased in 11/06 for $600k - sold for $360k 1/08. Huge Loss. But thats a short sale.
