Rose Court in Pasadena was built in 1972 and converted from apartments to condominiums in 1994. The 74 single level units consist of one and two bedroom with a central courtyard and pool. One bedroom units are around 650 square feet while two bedroom/two bath units are around 950 square feet. Parking is subterranean and there are common laundry facilities and a recreation room.
This desirable, central Pasadena location at 355 South Madison Avenue(just north of California Boulevard between Los Robles and El Molino avenues, is highly convenient with many shopping, dining, entertainment and cultural venues just steps away. The Arroyo Seco Parkway(110), Foothill(210) and Ventura(134) offer easy freeway access and multiple Gold Line light rail stations are nearby.
There are currently no condos available for sale and two are in escrow. According to our local multiple listing service(MLS) there were five sales in the Rose Court complex in 2012. Three one bedroom units sold from $203,000 to $208,000 and the two bedrooms sold for $265,000 and $300,000. The average price per square foot in 2012 for all units was $303.43.
MLS statistics reflect two sales in 2011 - both one bedrooms closing at $200,000 and $210,000.
Inventory of affordable condos available for sale such as Rose Court remain quite low and with mortgage interest rates remaining at near-record lows and the popularity of this location, buyer demand is high.
