If it is missing, do you write it up? Yes you do. Every time.

When inspecting homes for Desert Sun Home Inspections in Carlsbad New Mexico, I find all kinds of things. Plus I don't find all kinds of things.

I write them up as missing.

In this case the roof was installed and I won't say who installed the new metal roof on the home.

But there are no less than four exhaust vents in the home. But the roof vent assemblies were removed when the new roof was installed.

Look at the roof there are only two visable pipe penetrations along with the water heater and the furnace stacks and the Fire place stack. But there is nothing else on the roof.

This is a major concern for the buyer. There are four exhaust vents in the home but none of them go to the exterior of the home.

This is a major cause of concern.

Nothing on the roof.

I think all of the possible penetrations were eliminated when the new roof was installed.

These "rookies" don't know what in the world they were doing when they installed the new roof.

There is a reason the vents are or used to be vented to the exterior of the home.

Now is not the time to re design the way the home is supposed to be vented. Now the seller will have to pay to have the venting brought back up to code.

No big deal....that moisture will just 'go away' in the attic! I mean, attics are really hot (most of the time) so what does it matter?  ;-)

The vents are a lot easier to do during the roof installation, too bad it got overlooked Clint.

It was easier to just cover it up than having to cut a hole to fit the vent. . .amazing

Thanks, Clint, for sharing this story.  It is interesting to see a roof like this on a home.  More good reasons for a professional home inspection.

Someone realized it wasn't easy to make those holes and seal them so they gave up. Nice catch. Were they close enough to be sent out the gabe ends? Might be an easier option for the fans.

Clint - four missing exhaust vents is no small mistake! It's amazing this roofing company either didn't know, it did it to cut corners. Good thing they had you to locate the problem so it could be corrected!

"Ahhh, just cover 'em up.  What do they need vents for?  It's a roof, not a bedroom."

Clint-I wonder if they just thought their job was installing to the roof? And they wern't required to do any venting. Pretty screwy.

Clint -- that is a lot of roof with NO venting or other protrusions.  Interesting that the roofing company didn't have an inspector to check work on their jobs.

Clint,

Once again you prove the necessity for an inspection. You would think the roofer who replaced the roof would get it done right but you proved to me again that you can't assume replacement coverage by a qualified roofer would do the job right.

In the past I sold properties during the time period of major hail storms and in the Amendment for repairs it was written the roof had to be replaced prior to closing. Then I'd recommend to my buyers to have a reinspect once the roof was done. In every case the inspector found something missing or different with the vents, flashings, etc. From now on, I'm specific about the number of vents to be replaced and anything else associated with the roof and my buyers won't close until they get that new roof reinspected. Unfortunately, it has to be that way and the extra cost for the reinspect is worth it.

Clint you know where I'm headed on this one.  Uncle Bob said he didn't want to cut any more holes that was unnecessary because he like the way the roof looked.  By the way he told me to tell you and Jay hello and catch him if you can.
