In the past 2 years I have had the pleasure of working with and for a man who is a very careful developer. He does one FEDERAL STYLE IS A TYPICAL SOUTHAMPTON CHOICE house at a time; making certain he has it sold before he begins his next project. His goal is to leave a lasting mark in Southampton Village that will become a part of it's history.

There is teamwork that functions at the most important juncture during the process, from the search for a perfect lot to the finished product:

  • Locating the prime spot, near all the shops, schools, playgrounds, restaurants, grocers and beaches.
  • Locating the best architect with the right ideas for the best design, in keeping with Southampton Village history
  • Finding the leading edge treatments and materials for the new home
  • Incorporating the latest trends for living, i.e. family room and open kitchen, home theater/entertainment, etc.
  • Utilizing the services of the best design team for the kitchen, baths and laundry
  • Finding the best venue for marketing and advertising to a targeted audience.

USING THE ONE-AT-A-TIME PHILOSOPHY

The manner of one-at-a-time development is not done very often if ever, here in The Hamptons....Most developers like to have several balls in the air at the same time, taking full advantage of the work of the builders and subcontractors that they hire. This gives the team a very full plate and the quality of the work may suffer for this.

In the case of the developer whom I work with, great care is taken so that his work is of the highest standards and the workmanship and finish work always reflect that!

While his houses are the glowing "Jewel" on the street, other homes sit unsold, getting older and in many cases becoming a rental house just to cover the costs of carrying them! These unsold "New" houses are usually a reflection of the builders/developers ideas and design features...not always appealing to the greater number of buyers.

There is a tremendous amount of input, planning and research from the team who works on this particular new construction in the Little Plains area of Southampton Village

CLASSIC DESIGN IS OF THE UTMOST IMPORTANCE

When the local architect does a design he makes certain that the style is appropriate for the area--Taking into consideration the scale of the house, it's rooms, trim and details, he creates a model of the historical summer cottages that made up most of the residences here in Southampton Village since the 18th and 19th centuries.

THE REAR OF A FEDERAL STYLE SOUTHAMPTON VILLAGE HOME The historical houses remain here, in many cases as they stood long ago. The very idea of a hip, modern family wanting to emulate the days of old in their surroundings is a new one.  Here in the Village of Southampton with fewer and fewer of these old historical homes available the new home buyers have begun to select new construction with the REAL feeling of the classic older homes. 

PROXIMITY IS STILL THE KEY; IT'S ALL ABOUT LOCATION, LOCATION, LOCATION!

It is still all about location when someone buys in today's real estate market. More than that the location best suited to this buyer is  in a village or very close to one.

This home buyer chooses these very special classic homes on compact lots that do not require a full time gardener or landscaper.  Unlike the days of the original summer cottages, these homes are situated on lots that are one third or less the size of those from the 18th and 19 century.

Still, in keeping with the size of the families which in many cases are extended, the houses accommodate 5-10 people very nicely. There is an entertainment room or two and a wine cellar can usually be incorporated into the design . The bedrooms are usually all en suite so that the privacy that is required can be met.

The family who is in a  position to buy in the Village of Southampton has a way of life that requires attention to all the accouterments of a luxurious style...however, the cost of living today has set even the most comfortable person to look for real value in a property--that includes living where they do not have to drive and where the family can go as a group to the ocean and to shop or eat at one of the favorite family restaurants here.

IF THE FAMILY IS AN EXTENDED ONE, THERE IS A VERY REAL POSSIBILITY THAT THEY CAN BE SATISFIED WITH THE PROPORTIONS AND THE NUMBER OF ROOMS OF ONE OF THESE HOUSES.

SO, IT IS STILL ALL ABOUT PROXIMITY, VALUE AND DESIGN!!!...EVEN IN THIS DIFFICULT ECONOMY!

Jon: You are so right..those are the people who are looking to live here--not as a primary residence but as a second home. Even though we do have a fairly large year round population it is mostly summer residenrs who live here...gets very quiet in the winter!

Joe: It is going to be a great house! It will be interesting to see hhow fast it sellks--I blasted other brokerages and have heard back from 2 agents who have buyers for this kind of thing.....
