Carriage Home Just Sold in Meadows at Morris Farm in Gainesville!

December 13th I signed a Buyer Brokerage Agreement with a Buyer who was relocating to Gainesville, VA.  I'd sold his home last summer as he and his family were relocating for a job that was closer to family.  Well, not all local economies are as strong as that of Northern Virginia, so imagine my surprise when I was contacted to help him find another home in our area.

We went out once and saw about five homes. One was almost exactly like the one he'd sold earlier in the year with me.  So he wrote an offer on it.  Unfortunately, the laws of supply and demand have made prices go up in the meantime.  With one offer on the home, my Buyer went in with a strong offer:  Close to the full asking price of $384,900 and not asking for any concessions other than a home warranty and the termite inspection to be paid by the Seller.    Despite the fact the Sellers had been near closing negotiations with another set of buyers they'd been going back and forth with for a week, when the Sellers saw my Buyer's offer, they signed it immediately.

Although my Buyer needed closing cost help, instead of asking for it from the Sellers, his lender paid for them by upping the insanely low interest rate a hair to cover them.  The rate was still insanely low and the Buyer was able to close a deal in less than twelve hours that previous buyers had not been able to close in one week.

This Parkdale model went to settlement on January 25, 2013.  It listed for $384,900 and sold for $382,900.  My Buyer is thrilled to be back in a familiar neighborhood and a familiar style home.

So, you sold a home in Gainesville for this guy, who then moved away and a year later came back to buy another home in Gainesville with you just like the home he sold a year ago? Wow. That's too bad that his job or whatever made him move away did not work out, but it's good that he's back. It's good to know that Chris Ann Cleland is a rock who will always be there.
