Katy Texas Real Estate market is a Sellers’ Market

The Katy Texas Real Estate Market here is now definitely a Seller’s market. Inventory levels are low, there are many buyers all looking at the same small inventory levels and prices are going up. I am finding some of the Realtors in Katy understand what this means and have adjusted their negotiating strategy accordingly. This makes my job easier but the salient problem is that buyers still have not grasped what is happening in this market.

 

Buyers still have this unrealistic expectation of builders granting large discounts off of the published home price. They also have the idea that they can continuously negotiate for price reductions and additional options right up to the day of closing. So sorry but this is not the case! Thanks to all the realtors that get the new market!

Buyers still have those same expectations for existing homes as well. Sometimes they have to learn the hard way. It doesn't really matter what hapened last year, or even last month. This is what is happening right now, and you are buying right now.

Indeed it sounds like it's a great time to be home seller in the Katy Texas area.  Much as you have described I too am constantly explaining to buyers to the fact it's no longer a buyers market and low balling will normally not fly these days.

Good Morning Yolanda, Good news hearing Katy is a Sellers market, as in Austin we're seeing less inventory and prices rising with a stable market. I heard Forbes Magazine announced this week that San Marcos was the number one community in Texas for housing growth and places to live with Houston following number two. That is good news for Katy especially since Houston has been holding first place for some time. Congratulations and more success for 2013

As I have always said, this is a feast or famine business. Either too many homes for sale or too few, being too busy or doing nothing. Seems there is never a happy middle ground, cheers cvc

I do not understand where some of these folks get their totally unrealistic expectations. My advice is wake up and smell the roses.
