The number of new listings in Circle Pines dropped slightly in 2012 but with sales up significantly, inventory levels are low. In this small Anoka County community, just north of Shoreview, closed home sales were up significantly again in 2012 for the second consecutive year. This time up over 45% so it is likely there is very little inventory in Circle Pines. Likewise, the average time on the market was affected significantly, dropping by 28% and the average price was up 14% to just under $149K. The price per square foot statistic remains affordable compared to other Anoka County communities in 2012 at $88 which is higher than in 2011 for Circle Pines but still significantly lower than in neighboring communities. The ratio of percent received versus list price also rose 95% to 88% showing that sellers in Circle Pines are getting much closer to asking price for their homes. Affordability and good number of starter homes make Circle Pines, Minnesota an affordable option for first time home buyers but like in other Twin Cities metro communities, sellers are starting to have an upper hand in negotiations.
