The internet is vast with so many places to look for a new home…my friends Elizabeth Weintraub in Sacramento, CALIFORNIA  and Jane Peters, in Los Angeles, CALIFORNIA ***say that housing inventory is very low; it’s a nightmare for buyers – especially those who are looking online and the same is true in many places in Colorado, too.

 

Yesterday, I got a call from a buyer who had been eagerly combing the internet for a home.

 

“How close is this house to 580?” he asked. 

 

580? 

 

“Highway 580”, he says. 

 

I’m sorry; I don’t know where 580 is.  I told him this home in Livermore was about 35 miles  Northwest of Fort Collins and as the crow flies, about 10 miles south of the Wyoming border.  The easiest way to get here was Highway 287.

 

“Oh, so this house isn’t in Livermore, CALIFORNIA?” he said.

 

“No, this home is in LIVERMORE, COLORADO, and that would make it very far from 580!!!”  :-}

 

It’s easy to make a wrong turn on the internet highway.

Every market is so different in real estate. Bloggers making statements on housing really need to profess what is stated to apply to their area but not another market, not the entire country as well. Real estate is so so local.

There is so much old information on the internet too. I often get calls about properties and the address sound familiar, but I can't place them. After 5 or 6 questions the light comes on and it is almost always an old REO (that was in bad condition) that CLOSED 6 to 12 months earlier.

The foreclosure websites that sell their lists to unsuspecting people keep the SOLDS as active to make their number of available properties higher.

Maria, this one made me smile after we figured it out - we were both pretty confused at first!

 

Hi Andrew, you're right- real estate is local.  It wasn't the bloggers though, Elizabeth and Jane make it clear which area they work in and their posts were to help buyers find homes in their markets- I might not have tied that in well, but buyers looking online will not do well in their markets and my caller looking online wasn't even looking in the right State!

 

Than, there is a lot of old information out there which makes it even more confusing for buyers

I guess that's when you need to put on the reading glasses--CA vs. CO, sometimes (if you're like me) you might not see the small difference without glasses.

Hi Melissa, and on those internet drop downs it's easy to click CA instead of CO, I suppose!  I am always careful to be sure I didn't tell the vendor to ship my package to Livermore CA :-) I know what you mean about glasses...lately 6s and 8s are starting to look very similar! LOL

Mary-I would prefer Livermore Colorado to Livermore California. At least in the summer anyways. You would think that the internet could be updated better but that would be a horrendous job. Good to see your smiling face.

Sharon, I've never been to Livermore CA so I can't really say...but if it's hot there in summer, I would probably prefer Livermore, CO too!

 

Chris Ann, how does this happen!? Someone is traveling along the internet highway cruising for homes in Washington State and one wrong turn...OOPS  suddenly they're searching thousands of miles away!? It must be so frustrating for them.

 

Oh Susan, that's a good question! I wish I would have thought to ask that! LOL

That's so funny.  I get calls sometimes with people looking up a company called Lane Realty Advisors that do rentals in Atlanta, but at least it's the same state. LOL

That is too funny, Mary.  Hey, if there is a home for sale there, maybe that desperate buyer will want to go for it.  As you kindly mentioned, it is a tough market for buyers out there.

Hi Tammy, at least when it's in the same State you kind have a clue, but that's funny too.  Another caller asked me, "how much is your nightly room rate?" HUH!!? "oh this isn't the Ponderosa Motel"?  LOL  I guess we all make mistakes.

Yes, Jane, if you don't get any inventory, buyers may have to come this way and commute!  HA!

Mary navigating the internet can be a challenge especially for homebuyers.  They get exicited about a home, and deflated when they are told the homes sold months ago.

I am bad for not stopping by here sooner. Please forgive. I fell flat on my face over the weekend. Planted my face into the cement outside a restaurant in Savannah and twisted my ankle. Right after I threw out my back earlier in the day. So, I've been juggling pain medication with trying to get business under control. :)

Good grief, Elizabeth I'm honored that you even bothered to stop in at all in your current painful condition! Sounds awful.

I do hope you will be running around and pain free (without medication) soon...oh and airports and luggage? just delightful with a sore back let alone add in a twisted ankle.  Take care, my friend.

It's much better now. I have a fashionable ankle brace. I've stopped puking in the sink from the pain meds. Life is looking up.
