I was showing property to my first time home buyers and at last some new inventory came on market! I made appointments with all 5 homes. There were 3 out of the 5 homes of interest to my buyers. They wanted more information as they were serious about making an offer on one of them.

I tried calling one listing agent and the voice mailbox was full! I had called the day before to make an appointment when I saw it had just come on market. The seller was surprised she did not know the house was in the MLS yet! Really????

I tried calling the next home on their list and got a recording that the agent would return all calls the next day! Interesting!

I tried calling the third listing agent and got a recording to call their listing manager. I tried that number and did hear back 3 hours later to be told to call the listing agent if I wanted to submit an offer.

Our market is hot….listings come on and are being shown immediately with offers tendered many times right after a showing. To have a voicemail box that is full, not answering your phone until the next day and a run around trying to find out who to talk to is not acceptable!

Sellers deserve their property to be taken seriously by the listing agent who is marketing their home and should be available. Buyers deserve to see a seller’s disclosure (it’s so easy to put online in our MLS system for me to print out) and have questions answered so they are comfortable in making an offer.

Sellers: In choosing your listing agent make sure to ask them if they are going to be available to handle your transaction…...you don’t want to miss out on the right buyer for your home.

Amen, Dorie. that kind of behavior from any listing agent is totally unacceptable. It just upsetting to get a voice box that is full. It makes me wander if that person ever listens to the messages, and how often.

Dorie, it is surprising and makes one in the business wonder why the Sellers list their homes with these agents? I just don't understand why agents can't load all documents on the MLS and be available to return calls ASAP not two or three house later. Crazy business...right?

Dorrie, and I thought Active Ran would relax me.....One of the reasons I've been so MIA is a deal I've been working since September, or should I say thats when the offer was made. Now with a bidding war on the potentail buyers own home, the sellers of the estate home they want to buy are making things so difficult I cant even get hold of the agent to resove things.... Back to stress!

 

Hoping she'll check her texts, emails and empty her phone mailbox , cause I cant leave a message.

Dorie, we are experiencing this same scenario here with so many part time agents listing homes that have offers submitted on the first couple of days.   Very frustrating!

Our MLS system makes life so easy because we can upload so many documents..seller's disclosure, survey, T-47, Austin Energy Audit..so many things. Yet I see agents electing not to upload..what gives??

Thank God we have Centralized Showing Service here Dorie...I couldn't imagine going through all of that just to get no answer and sellers who don't even know their homes are listed!  Geez!

Dorie, Unfortunately sellers don't know how it works and end up on the short end of the stick when they have lost showings.

I actually like our showing system..it is easy to call and if you don't get the seller you can go (in most cases). It's the follow up when you want to submit an offer and can't reach the agent and their MIA!

It's not showings they are loosing sellers are getting those.... it's offers they are loosing by not being able to reach the agent!

Dorie, we have the same challenge in my area, putting the listing in MLS is the extent some agents go. Why is it so hard to answer calls? I follow with a text message and an email, they don't return those either! Very unprofessional.
