So I was searching through the MLS this morning looking for comps for a listing presentation I am going on tomorrow and came across a listing with the following PUBLIC remarks:
PFB: Preforeclosure, so we're taking offers and submitting to lenders for approval,make you best offer with proof of ability to get loan. Cemtrallly located and withing walking distance wto schools, shopping, & G T Bray recreational park for tennis, baseball & more. Great value. Needs work. EASY TO SHOW. Vaulted ceilings. Nearly new HVAC. Being sold as is.
It still amazes me how many agents DON'T click on the spell check button that is located next to the box they just typed all those remarks in.
And this listing.....I don't even know what to say! The public remarks and the only photo in the MLS are as follows: Handy person special end of the road great for rental.
I'm sure the buyers are beating down the door for that one!! Do all those lawn ornaments convey with the property? It might lose some curb appeal if they are removed ya know!!
I also came across a listing that had been on the market since October of 2005. 833 days! The marketing remarks stated the house would be completed in 2007. Now mind you, this is a 3 million dollar home!!! No updated photos in the MLS and still the only photo they show is via the air with a small red square of where the lot is at in the photo. Nothing else! Can't imagine why it hasn't sold yet!!
I guess I just don't know what some of these agents were thinking when they put these listings in the MLS. I sometimes wonder if they really care about what they are doing?
And one more thing.....the holidays are OVER! Go take some new photos of your listings without Christmas decorations in them! PLEASE!!!
