Whispering Waters Mid-Century Modern Condos - 1000 Cordova Street Pasadena - For more information contact Michael Jacobs 818.516.4393 cell

Located at 1000 Cordova Street in Pasadena, Whispering Waters is a mid-century modern condominium complex.    Built in 1960, Whispering Waters consists of 30 single level units comprised of one bedroom/one bath up to three bedroom/two bath residences with expansive floor plans many with pretty mountain views from the abundant windows and walls of glass.

Parking for Whispering Waters is subterranean and there is a common area laundry.  There is a very cool glass elevator serving each of the four floors of living.    I remember when there were fountains along the front of the complex but today just one water feature remains.    The entire complex which runs from Mentor to Catalina avenues has a very mid-century modern look with an open courtyard and balconies/patios that often run the entire length of a unit.

The Pasadena location is just east of South Lake Avenue so shopping and dining is just steps away.   The California Institute of Technology is just south of the complex and various entertainment and recreation venues are convenient.   The Gold Line station at Lake Avenue, the Foothill(210) and Ventura(134) freeways and the Arroyo Seco Parkway(110) are each easily accessible.

As of January 28, 2013, there are two properties available for sale in Whispering Waters.   One is a one bedroom/one bath end unit with views on three sides with approximately 998 square feet available for $249,000.   The other available unit is two bedrooms/two baths with approximately 1330 square feet which is on the market for $360,000.    Earlier this month, a two bedroom/two bath condo with approximately 1261 square feet closed escrow for $349,000.

There were no sales in 2012 according to our local multiple listing service statistics and only one(a two bedroom/two bath with apx 1330 square feet) in 2011 which sold for $309,000.

Morning Michael-I like all the tropical landscaping. I think the glass elevator would be rather interesting to ride in. Hope you can sell these two units. Have a wonderful day.

Good Morning Michael, Having a balcony/patio length of the unit is very appealing. Nice size condos too! I wonder why they opted to have only one fountain..

Hi Michael - Whispering Waters seems like a great development. It occurs to me from looking at the pictures in your posts that the entire Pasadena area is a great architectural gallery, with lots of interesting periods covered. Lots of interesting subjects for study.

Norman - whether it be condos or single family homes, there is a need for inventory of properties on the market for sale in Pasadena.

Sharon - I am sure there were some issues with the fountains(expense to maintain - I imagine) -- so the landscaping you like that is shown in the second photo is in place of those fountains.

Beth - those balconies are quite impressive - really gives some space to enjoy those mountain views.

Dick - you are absolutely correct -- the architectural diversity in Pasadena is incredible with some wonderful examples in nearly every category.   Of course, this is more evident in our single family homes where Craftsman, Spanish, Mediterranean, English, Tudor, Modern, Ranch and so many more can be seen.  Of course, it would be especially nice if there were more of them on the market for sale during these times of very low inventory.

Michael, Whispering Waters is right in the heart of things. Condo living works so well for so many on the go buyers and those that don't want to do maintenance or yardwork.

Michael,

Whispering waters is a great name, and too bad there is only one water fountain, and I suppose that happened because of water conservation...There is no doubt you know your marketplace.  A

David - more inventory of properties available to sell would be nice too.

Belinda - I don't believe the remaining water feature whispers but it does provide a sound that many might find as soothing

Debbie - it's great that there are condos available for those people who would rather be doing other things beyond home maintenance -- Pasadena is fortunate to have many different complexes -- something for everyone.

Ron - I am also a fan of mid-century modern architecture

Alexandra & Ron - I believe the water conservation was part of the issue -- afterall, we are in a desert-like setting

Amanda - the one bedroom unit I showed in the complex yesterday(new on the market) has a balcony that runs the full length of the condo with sliding glass door access from both the living room and bedroom.

Hello Michael Jacobs -

Whispering Waters is a really nice name for the these Mid-Century Modern Condos! "Pretty mountain views from the abundant windows and walls of glass" is very appealing! Knowing that these condos were built in the 1960's, I'm guessing there are some very eclectic or thoroughly modern units, charming and interesting too! It would be fun to tour some of the units to see how they compare.

I can only imagine how lovely it must have looked when originally designed with an array of fountains. I'll bet it was a major attraction back then! Overtime, the upkeep and maintenance can be costly and of course by today's standards from what I know in many cities across America, including Flower Mound, TX, there are water rations and conservation efforts for the benefit of future generations.

From your description and photos, it looks like a very attractive place to call home! You do such a great job with property descriptions. I can tell, you really, really know your market!

Have a nice day and best wishes for upcoming holiday cheer.
