Here's a market snapshot of Gladden Farms, a local community in Marana, AZ that I like to keep my finger on several times a year.  Currently, there are 32 ACTIVE and CLOSED properties on the market right now, with the closed properties including just those sold in the past month.  This market snapshot mostly focuses on inventory, and price per square foot.

ACTIVE overall average per square foot  $87.42
New construction ACTIVE average $95.79 and there are 9 of them right now.
The challenge is, two new construction homes sold at $86.34, so LIST versus SOLD of the New Construction make it that much harder for Existing Construction to find their pricing.

CLOSED listings overall average per square foot $78.44
2 were new construction

RESALE overall average ACTIVE per square foot $82.04
2 of them REO @ $60.69
5 of them short sales @ $77.03

RESALE overall average CLOSED $76.18
7 closed in last 30 days
4 of them REO @ $75.23

Only one home sold in the past 30 days that wasn't a distressed sale and it went for $81.18 and was a former model home.  It had all new carpet, window coverings, new paint, new stove, new microwave PLUS a fully-landscaped lot with irrigation system.

Currently there are 23 ACTIVE homes for sale, 9 of which are new construction.  I have personally been through 13 of the other ones over the past week.  It seems that the distressed homes get the highest amount of buyer traffic.

Of the SOLD listings, four sold for CASH - probably investors.  2 sold FHA. The new construction sold with conventional loans.

Conventionally-owned  and listed homes are averaging $91.72 for an asking price per square foot. Price range of all of these for sale is $165,000 to $249,000. Broken down, days on market are 26, 207, 51, 21, 47, 27, 23.
