A seller's worst nightmare for their vacant home : pipes breaking and doing huge damage.

Our seller experienced this a couple weeks ago as he was coming to the property to (ironically) shut off the water for the winter. He discovers the ceiling has collapsed in the lower level with standing water and one giant mess.

However, this story has a pretty amazing ending. Thanks to insurance and a low out-of-pocket, this seller got a brand new furnace, brand new kitchen cabinets, new partial carpeting and new flooring in the kitchen, master bath and hall bath. 

And the showings kept coming...

I decided to leave the home on the market and just intercept each showing agent to tell this story. To our surprise, the buyers were excited with the possibility of moving into such a "renovated" home with so much new. We had four agents have serious showings as the home was in the condition described in the video below. 

At the end of the day, a generous offer came in (with another in the wings) and the seller has the home under contract several days after this catastrophe. Now the buyer will have a lovely home to close on this month.

And it was all caused by a tiny sliver in a copper pipe.
