First Time Home Buyers - Owning May Be Cheaper Than Rent in California

Buying a home is a common goal for the majority of renters and first time home buyers in California. In fact 93% of Americans aged 18 to 34 plan to buy a home at some point. With interest rates at record lows now may be the perfect time to buy! Prices are rebounding but still well below their highs of a few years ago. Most importantly buying a home can be an excellent long term investment and can actually be cheaper than renting. The following chart was put together by the California Association of Realtors and shows what the actual monthly costs might be for an entry level home by area and the income needed to qualify. While Orange County is not included in the data below, the costs of home ownership are comparable to the Los Angeles area.

Hi Dave -- as long as they have the income, reserves, the desire and the understanding of owning vs renting  -- there are very good opportunities still available for renters to become homeowners.

Hi Roger - I think you are right - many don't understand that when you deduct the mortgage interest and property taxes that the affordability is better than renting in many cases. Regards Dave

Hi Michael - the math certainly works for starter homes - Regards Dave

Hi Joan - purchasing can be very good especially with rent increasing. Regards Dave

Hey, how come they left off Sacramento? I mean, we're only 90 minutes from the Bay Area but our prices are less than half. And where's Orange County and whatever happened to San Diego? LOL.

It is a perfect time to buy now.  If we can get some inventory onto the market then we are going to have a healthy and growing housing market.

Hi Jane - you are right - the only thing slowing this market down right now is a lack of innventory. Regards Dave

It is the same here, with rising rental rates, owning is often much less expensive in the long run.
