DIY Landlords and Property Managers Probably Do Not REALIZE.....

...that we may be on the front line of the NEW immigration and gun control discussions....AGAIN.

Over thirty years ago, almost every printed trade organization lease form had wording PROHIBITING storage of flammable solvents, explosives, etc in the rented property * THIS INCLUDED AMMUNITION for FIREARMS.

At the time, we did not think about it; however, having done property management in an area with a HUGE military population, this became an issue FAST as these new forms were printed by our state real estate association.

Military personnel would not sign these rental forms unless this wording was removed so I GLADLY removed it without thinking about the BASIS for the clause.


Likewise * the immigration issue has been handled locally around the country by localities attempting to FORCE landlords to SCREEN their rental prospects for their IMMIGRATION status.  Without the proper RESOURCES to do this (inexpensive access to eVERIFY would be helpful), small, DIY landlords and real estate agents ran afoul of these regulations as well as fair housing advocates.

Investment property owners and property managers need to be AWARE of the CONTINUED potential for these issues to become part of our BUSINESS and we need to be able to address them REASONABLY and with government bureaucrats when necessary!

Small, DIY landlords do not even have access to pulling rental prospect's credit report, they have absolutely NO way to verify their immigration status....NONE!

So many things that we don't realize are actually tied to real estate can be interelated.  Luckily my international expatriates have great paperwork, but hadn't thought much about the guns.

Wallace -- so what you are saying is that if person rents a house, he may not be able to cut the grass with a gasoline powered mower and stay within the confines of the standardized lease contract (unless he keeps the gas and mower at some other location - not a self storage shed).  Did I get that right?

Pretty easy to verify immigration status in my opinion.  If they can't produce a government issued identification or a valid social security number, then what does that tell you?
