When we discuss the Conejo Valley it consists of Westlake
Village, Thousand Oaks, Newbury Park, Agoura and Oak Park. The market is unlike
any I have seen in sometime if I ever really did. A sellers market has
traditionally been when the inventory is very low. This time last year we had more than twice as many homes for sale. Even 90 days we had over 100 more homes than now.
Based on the numbers below, half of our inventory is $1,000.000 and above. But the average buyer is in the middle of that.
The market consists of standard sellers (homes with equity),
short sales (homes that are in default) and bank owned properties. At this point
in time we need more sellers. The buyers consist of first time buyers, move up
buyers and many investors. The time to sell is now. Within days we have
multiple offers and buyers walking away ready for the next.
