Thanks for your well wishes...the transaction was a challenging USDA loan, but it got done about three weeks past the original closing date and my buyer (and seller) hung in there...she's ecstatic to be in her new home.

USDA can be a bit of struggle BUT it is amazing that the program sometimes runs well into suburbs that you would not expect!
