Last week I wrote a blog post titled " It all begins with the listing", so now what? You've put the listing in the mls.
Fact it, some 3rd party websites will bring you viewers and leads and others will just call you each week to ask you to join their enhanced program that only cost xxx dollars. Arm yourself with facts and you'll be ready to do the proper steps to support your listing.
There are ways to measure which sites bring you viewers. Below is printout from one of my listings as measured by listhub. In you will see that Realtor.com by significant margin brings more eyeballs to you listing than any other site. (That doens't necessarily mean that the # or leads or quality of leads is better, but it should be your starting place for listing enhancement)
Depending up your Realtor.com status (regular or showcase), you will be able to update your information. No matter your status, make all the updates to your profile that are permitted. Don't be sloppy, as you can see in just 1 listing in my small town over 1000 people had the opportunity to view the listing so multiply that by the # of listings and you begin to realize just how many eyeballs can see your listing in a month.
If you're not a showcase member my personal opinion is that you need to maintain about 8 or more listings at all times to justify the cost. If you are a showcase member, get on and update those listings (including a Realtor.com hosted video and a virtual tour). Make sure your listing talks about 1) The Home 2) The Neighborhood 3) You the Realtor 4) A summary of why sellers should list with you. 5) A recap of the home and neighborhood with your name, company and contact phone # in the last paragraph.
