CREATIVE MARKETING

I have to admit when I saw this article on www.swamplot.com a very popular Houston website for leaking out new real estate information, I thought the "Free Pizza with purchase of a House" was a Joke!

Then I read that " the house showed 18 times and received 3 offers on its first day. Listed at $1.5 million, the house went option pending not 24 hours later."

I need to think outside the "box" .... I will ask my teens for new ideas!

I sell a lot of homes at $1.5M and much higher - never would have thought to throw in a free pizza with any of them.  But hey, if it works, I can't fault the concept.

Pippa:  Call it a great little gimmick, but I'm somehow doubting that the prospect of one free pizza for buying a home at this price range got the phone ringing or cemented some offers.  Will they enjoy the pizza afterwards?  Sure ... but buy a home because of it?  I think it would take a few more za's ...

Am I missing how many pizzas you get or something???

This is a perfect example of Guerrilla marketing. I think its not really the 'pizza' that got attention but 'outside the box' thinking. If you ask me, I dont care how many pizzas you are giving me, I ain't buying the house unless I see the value in it. (irrespective whether I am buying for personal use or investment) My 2 cents are that it got attention because it is a ridiculous offer that just does not make sense and a news reporter/writer looking for a story that people would talk about picked it up.. and here we are talking about it.. So it was a smart idea on agents part and good decision on original writer to make a story out of it..BUT I doubt you will see similar results with this tactic the next time.

Pippa,

I'm not sure that Cherise and I would subscribe to this type of marketing tactic, especially in the higher price range, though outside the box marketing is needed now more than ever... g

Its definitely unique, however I almost see it as dumbing down, degrading or insulting the character of the property.  Even if it was only a $100,000 property, I would feel the same way.
