We have heard it all before, "but my sister in law is a real estate agent" or "my best friend is a real estate agent', so I have to list with them. But do you really? Is this really in your best interest? Are you allowing your loyalty get in the way of making a smart decision when it comes to your real estate agent's qualificiations?
There is a lot more that goes into real estate than just obtaining your real estate license, and experience should still be looked at as a main reason to hire an agent. Many of these family members/friends that you feel obligated to list your property with do not have the necessary tools to sell your property for top market value with the least amount of complications.
Instead of just blindly listing your property with this family member or friend, you should ensure that you are getting the best representation possible, by asking yourself these questions.
1. Does this agent do real estate full time, or do they have another job and they do real estate on the side?
2. Does this agent have the necessary experience to sell my property? How long have they had their license, and how much experience have they gained in the field since they have obtained it?
3. Does this agent have the contacts and marketing savvy to properly market you property to local, regional and international buyers?
4. Is this agent aggressive enough to obtain top market dollar for your property?
5. Does this agent have the proper knowledge of the real estate contract and law, to be able to protect you from potential pitfalls?
If you answered no to any of the above questions, then you need to set aside your loyalties to this family member or friend, and look out for your best interests. After all, if they fail to obtain top value for your home, or even worse, expose you to a an expensive legal situation due to their lack of experience, then you stand a chance at possibly straining or losing a valuable relationship. It might just be easier to say to this family member/friend "I value our relationship, which is why I do not want to list with you. I would like to keep my property's transaction strictly business. I hope you understand and there are no hard feelings."
