In spite of the recent economic stresses and the problems in the housing markets, investing in real estate continues to be a very profitable career for those who know the ins and outs of not only real estate, but investing wisely. That is because no matter what happens, people need a place to live, and the population continues to grow.
In other words, as long as you take the time to think, review trends, and decipher where both the bargains and the demand are, you can grow rich with real estate investing.
As an example, over the last few years millions of homeowners were unable to sell their "underwater" homes because they owed more than the home was worth. This resulted in foreclosures. But much of that could have been avoided had there been more investors able to match an investing strategy with those conditions. My own students - those who use "The Simple Man's Guide to Real Estate" - were able to profit from underwater homes in such a way as to also save the homeowner from foreclosure, which would devastate the homeowners credit. And my students were able to do that by using a long-term lease option. Such an option provides the homeowner with the mortgage payment every month, as the investor sublets the home and uses the income to pay the lease. Since the option is long term (to allow the markets to readjust and home values to increase), by the time the option is to expire the home is unlikely to still be underwater. This permits the investor to exercise the option and resell the home at a nice profit - often selling to the tenant.
It's a win-win situation. Of course, there are caveats, and the devil is in the details, but that is why my students succeed where others fail - "The Simple Man's Guide to Real Estate" covers every method of real estate investing, and each student is provided with FREE real estate coaching by a professional investor.
