Alexandria VA Short Sales Report for December 2012 - Not The Best Deal

 

Alexandria VA Short Sales - Short sales and pre-foreclosure homes continued to represent only a small fraction of the inventory of homes for sale in the Alexandria VA real estate market in December 2012.  Take a look at the interactive chart below and you'll see that of the 159 homes that sold, only 7 of them were short sales:


Many buyers typically start their home search off with short sales in hopes of getting a better deal because the homeowner is in distress, and the bank wants to avoid the foreclosure process.  But if you look below, you'll see that in seven months out of the year for 2012, short sales actually sold at a higher price than their traditional sale counterparts.  In December, short sales sold at an average of 99.02% of the original list price, whereas traditional sales sold at 96.15%.

 
 

Short sales were also snapped up relatively quickly in December.  With a short time on the market, they averaged just 15 days in December, while traditional sales averaged 56 days on the market.

 

But that wasn't always the case in 2012.  For most of the year, short sale listings stayed on the market longer than traditional listings.

I must say, I am not surprised to see Short Sales selling for higher prices than traditional sales.  Banks are rough 'n tough negotiators.  They aren't leaving a dime on the table.

Agreed Chris Ann: Some banks are ordering two appraisals, but for the most part, I haven't seen a bank make a counteroffer on a short sale that I've done.
