A SPS Select Portfolio Servicing Short Sale was approved by Los Angeles Short Sale agent. If you have a 1st and/or 2nd loan with SPS and are experiencing difficulty with making mortgage payments, a short sale of the home may be an option. If you decide to sell your property and obtain an offer from a buyer that is lower than your mortgage balance, Select Portfolio Servicing may accept the lower offer as a settlement -- also known as a short sale. 

SPS has the short sale option available on their website. If you owe less than $729,950 on your 1st mortgage, you may be eligible for the Home Affordable Foreclosure Alternatives (HAFA) short sale. This government program offers a minimum of $3000 in relocation assistance. The short sale lender waives any deficiency (cannot collect the difference of the amount owed and the amount received from the short sale).

If your mortgage was with Bank of America, there may be a possibility that the loan was "service released" or transferred to Select Portfolio Servicing. B of A has sent letters to some borrowers notifying them that the mortgage will be serviced by SPS.  You may still short sale with SPS after the loan has been transferred.
