French Valley, the numbers for January of 2013

I'm looking at the French Valley market starts for January 2013 and something peculiar sticks out, sometimes we have look at a graph to see it. 

Compared to most of the great Temecula Valley, French Valley had been selling for more than list price for the last few months, that's refreshing. Take a look at the graph below, notice how in Sept of last year, list price and sold price flip flops... Just like that. And you bet you can see the results, in your neighborhood too, lots of houses selling at good prizes and very fast?


One of the culprits here, is the low inventory, in all of the 92596 zipcode, there are only 97 houses is on the market! keep in mind this is an area with over 5000 homes, and usually a few more on the market, that leaves buyers fighting it out for a good house and bidding up prices.



Price Trends - Sold vs. Listed


The median list price in February for single family homes in Winchester is $274,950. The list prices increased by 6.15% from the previous month.

The price per square foot for listings in this area is $128.

The median sale price in November for single family homes is $334,206. The sale prices increased by 27.31% from the previous month.

The price per square foot for sales in this area is $81.
