 Honesty is the best policy

I saw this infographic today, and initially I thought it was comical.  Having read several listing descriptions that appear to have exagerated the ammenties, or 'fluffed' a homes characteristics.  As a Buyers Agent, I believe that honesty is the best policy.  There is no point in trying to sell an orange to someone that is looking for a mango.    At some point they will taste it, and know..it's an orange.   So why waste time, energy, respect and credibity?  I beleive that honesty is the best policy when selling real estate and building a professional relationship with my clients.

My second thought was the sobering realization that the perception of the Real Estate profession has been tainted by a handful of unethical real estate agents.  Where is the 'don't like' button?

If you are interested in working with a buyers agent, that can help you find your first home without the fluff, give me a call today at 562-544-9491.

Hi Lanise, who would do such a thing? Fluffing? Surely not ;-) My favorite in the list: it's an eclectic home ... at first glance I thought it said electric.

I am both a buyer agent and listing agent so I see both sides and agree that we would all have an easier time if everyone told the truth!

It would be nice if buyers and their agents were more forthcoming as well.  Many offers presented to me for my listing clients have been quite deceiving, ie superficial "pre-qualifying" lender letter that is based on what the buyer told the lender without any back up data, so thereforee meaningless.  Or my favorite here on the Outer Banks since we adopted Due Diligence -  asking for a very long due diligence period hoping to sell their current home but concealing that fact.  With due diligence, the buyer can bail out of the contract without a reason as long as the due diligence period is still in affect.   We've learned to accept short due diligence periods of 2 weeks maximum or require a large amount of due diligence money which is not refunded if the buyer walks out.  That seems to cull the tire kickers.

But I agree that it can be tempting to put the best possible light on listings which is why I use photos and videos instead of "fluffy" descriptions.  Facts and Photos! That's my system.  Everyone wins.

Thanks for your post, Lanise!  I am from Malibu so it is always a treat to read posts from fellow Californians!

Good morning Lanise. This is just wonderful. I love the orange analogy, but the cartoons are just wonderful. Suggested.

Good morning Lanise, I love infographics too. Unfortunately there are some that will decieve in their advertisements. I was thrilled when our MLS increased our photo limit from 12 to 25 because now I can showcase my listings better. I feel that photos tell a far better story than our description and home buyers can see for themselves what the home looks like.

Lanise, to me "great fixer upper" or "needs TLC" always needs further explanation.  The term is so over used that I think it no longer has meaning.

Thank you Sheila.

Erna- I agree,  the more pictures the better!

Mona- I prefer to indicate that a property may not qualify for FHA....that lets you know that the property is pretty bad condition.  But the terms 'fixer' and 'tlc' are all subject to individual interpertation.
