Sorry Matthew - I realized I was using numbers for only one month of sales and had to delete the previous entry of absorption rates.  Without doing a full 2007 analysis (I had done one up through the third quarter), it's safe to say things are sitting for about the same amount of time - perhaps longer.

Good presentation. Looks like overall inventory is still high. However, some sellers appear to be better priced. Let's hope that the interest rates help encourage the buyers.

Irene-I've spent the last few days wandering through new construction sites around Quantico off of Route 1 for a family coming in July.  I'm starting to see some movement in the market and the builders are being more cooperative.  I have a full price offer on one of my listings in PW after 14 days and just got an offer on one of my own investment properties after 1 day on Craig's list.  I'm not sure if it is the prices or the mortgage rates but something is staring to move.

Cindy - I completely agree and I'm seeing the same trend.  I had 6 properties selected yesterday to show buyers tomorrow and today three of them were under contract.  I also have 13 - possibly 14 - buyer/clients all coming into the area within the next 3 months ready to buy before summer is over.  Things are definitely picking up and I think sellers are finally starting to price appropriately.
