HOW DO YOU MARKET YOURSELF???...Keep up Or Lose Out!!!'s that simple.

Ever hear these complaints from fellow agents?:

"I can't seem to get my business going"-- "I'm not doing enough business!"; "I just lost another buyer to another agent!"; or "I lost another listing to another agent!"---The truth is they lost these clients to those who are doing the right things! I try to help them out by telling them what I have done with great success.

Houses are selling again--buyers are looking at all kinds of internet sources for their next home purchase.Whomever pops up in their face on the internet is getting the business!

There is no loyalty anymore!

If You Don't Do It, Someone Else Will

I am NOt an expert; just someone who has learned the ropes---through ACTIVERAIN and years of experience, and keeping an open mind to marketing ideas!

The single most important thing I have done is "catch up!"....If you haven't been on top of the latest ways to get your name out there in the real estate market, begin today to do those things! Today's real estate market does not care if you are doing the right things---it does not care if you can't seem to get new leads from your company website.

Most large companies could care less if you are blogging or if you are taking advantage of SEO on your profile and on your listings! Other agents are doing things you may not know about---learn what is out there for you to take advantage of.










  • ACTIVERAIN is the single most important place in the entire world where a real estate agent needs to be! If you are not blogging frequently and writing GOOD content here on AR you are not doing the BEST thing you can do for yourself. Buy your postion on search engine rankings by becoming a paid "Rainmaker" right here--that gives you great placement on Google searches.
  • If Facebook gets you connections with potential buyers and sellers--DO IT! The more exposure, the better your chances of getting people to think of you for real estate.
  • Make videos and Real Estate Shows---right here on AR, I found  a Real Estate "virtual tour" website where I found a powerful way to make shows and videos....I have had very happy sellers when they see what I can create for their listings. NO one else does the same quality shows and videos in my humble opinion---and it is SO EASY!!!
  • Create a CMA that you can send to an aquaintance or a friend of a friend or a fomer client--you never know who can be the next to want to sell their home! I had really great results from personalizing a Comprehensive Market Analysis. (there is a post coming soon from me on this topic!) and the daughter of a client of mine read it. Unfortunately she had lost her Mother to cancer and needed to do something right away with her Mothers summer home...I just got the listing!  
  • If print ads still work, do them; just pick your places CAREFULLY! Track your results and go by that the next time you want to spend money on a print ad...find the best exposure and always LINK your website URL for more exposure!
  • Create your own website; especially if you work for a large company--this can expand your exposure and it will give you the right platform to present your blog or other reports and articles that are important to todays market. Large companies have no idea how to feature their best talent! Your own website that links back to your company's website but features you and you alone is the answer.(I use
  • Write a newsletter monthly or bi-monthly with the lastest news on your market---keep it short and to the point---easy to read is key! Send it to ALL of your customer/client base. You can use the idea of a personal CMA for a whole area and mail it to those in that area.
  • Keep your name out there in front of people---anywhere you can and at every opportunity, include your website URL. KEEP UP--OR LOSE OUT!
  • ...And don't forget the tried and true: Signs, Open Houses, and anything else you have done in the past that works for you in your area!

Just remember that every agent right now is fighting over fewer buyers and walking away from the overpriced listings that sellers insist upon. Other agents ARE becoming expert at SEO and SER in their ads and websites. Other agents ARE making YouTube videos and virtual NEED to be there doing that too. If you have not been doing it--start now to learn the ropes. Go for it!

Do a better job, more images, real video, sharper helpful copy and passion, excitement. Adding maps, graphics, a total presentation. Every time. Real estate is a jealous master, a sport. If it's just a job, get out.  Your work identifies you, better than blah blah me me me branding only. Marketing your area, your property listings and go easy on the ego gratifying branding to avoid nausea in the audience. The buyer/seller is busy, wants something to save time, gas, money. Taken to them. Your office is on line. For 24/7 exposure.

Blogging works but it has to be targeted.  Systems work is agents stick with them.  Any time I see someone else doing better than me, I try to figure out how and why - so I can copy it.

Hi Paula, so many here do not have their own websites and do not blog. Some have told me it's a waste of time even when they see how I'm getting my listings/buyers. Good for me. My photo is now showing up on Google from the authoriship so that will be even better.

Joe: Isn't that true? I have seen agents who go to town, though with marketing that is all about themselves--That is now becoming a big problem for them because many agents who have done that in the past did not meet the expectatioons they put out there! I see one agent who has had constant multiple pages with most of the text telling the public about him and THEN the properties...what a big ego he has!...

Jennifer: You are so right--these things do work! I have seen many agents wandering around with no idea in mind about how to get the business to come in--They are in no way prepared for the business when it does come roaring back! Actually, there is a whole new world of agents out there right now who have seen the projections of real estate Gurus telling us all how the housing market is improving and we can expect to see huge gains--like before the downturn. These new agents have finance background generally and have laid out their best plans for this explosion of business---will be fascinating to see how they do!

Gina: I think even more now than in the past---technology rules right now!

Joyce: you can say that again--there is a huge competion out there that we neever had before in a good market...hard work with a focus on the internet is the way of the future--social media is a crucial part of that with a focus on blogging, I beieve

Andrew: Again. you have said it all! I like the way you say  it to: "Cut-and Dried Andrew"...That's what I am going to call you from now on! All kidding aside, you have your head in the right place and it shows...regarding business, not many people really get it, especially in real estate. If you have a good business sense in general, that is STILL not enough for real estate. Combine all the business knowledge in the world and add bits of psychology, creativity and small amounts of psychic ability and you have an excellent agent (...oh and also, a small ego!)

Praful: I always believe that hiring someone to do your work on blogging or marketing of any kind is kind of like hiring someone to raise your child for you. The end product may be useless; The results can be davastating in the long term and you will not have left your footprints, or your fingerprints on any good that may result.

Daniel: Yes--I use and that is a great website that offers the ability to create our own real estate "virtual" tours with the photos you have--you can use their music selection and they allow you to even write copy on the face of the photos. It is rather simple and not really very slick but I have good luck with puttin them on my listings and the homeowners love them--,makes them feel like you are going the extra mile for thm. I do get contacts from buyers that way too and it has become a very good way to get the propety out there to the public. By the way, Jeff Turner is a member right here on AR--that is how I found the site.

You can't just "keep up" in today's marketplace, you've got to be way out ahead, in front of the curve. Or, at least that's where I aim. But there are agents who aren't even on the road.

Elizabeth: IMHO, we all need to do a lot of work before we can claim to be ahead of the curve! As you say most of us are "not even on the road!" and that is the hitch. Not everyone can be out in front --otherwise there would be no front!!! I see it as a real mark of accomplishment to be doing things on the leading edge but there are so many areas one can focus on as it shows in my post.  Even incorporating just three of those areas mentioned is going to put one in a better position than other words: QUESTION: HOW DO YOU EAT AN ELEPHANT??? ANSWER: BITE BY BITE!

Wayne: You are so right! Other industries float along just as the RE business has been for the last 4 years so it makes sense to me that if one were to apply a few things as mentioned above, you can make leaps and bounds in improvements!

Wandanna: Well, in my humble opinion, we take a few steps at a time to finally gain the edge in this business--we really need to establish our new approach well before we move completely out in front! ...But I appreciate your positive attitude and obviouosly your approach is working!
