Happy Grasshopper Email Marketing For Real EstateI wanted to take a moment to recommend one of my favorite vendors, Happy Grasshopper. Celest Grupman, Dan Stewart, and the rest of the team at Happy Grasshopper do an amazing job. So let me tell you why you should give Happy Grasshopper a try. 

Happy Grasshopper is designed for your "Have Met" and sphere of influence. It allows you to maintain contact with these people automatically, about every 3 weeks. They send short, timely emails that entice the person to engage with you and interact. These emails are NOT real estate related in any way, except for your email signature which reminds people of who you are and what you do. There is an example of my last email at the end for you to check out.

This style works great for me. I do not like pushy sales people, and sending something like a 33-Touch that is nothing but real estate seems far too pushy for me. I use this to supplement real estate related newsletters with some non-real estate material to build a relationship and build raport. 

Everyone who talks about how to conduct business on Facebook say that about 90% of your posts should be PERSONAL and only about 10% business. So why should email be any different? Don't beat your email contacts into working with you again, nurture them into WANTING to do business with you again. 

Happy Grasshopper has engaged my email list more than any of my marketing reports ever did. This is not a mass email that goes out to all of my prospects. I have a limited list of around 300 people that involve my sphere of influence, past clients, and referral sources. Every time an email goes out, I can almost be guaranteed 5-10 replies. When is the last time your market report got that many replies?

I encourage you to give Happy Grasshopper a shot. You can visit the website and request a sample email. Try them out for $5 for the first month and see if you don't get a great response from your sphere and clients. Most times salespeople either dont try or do so unwillingly with a poor/defeated attitude. If thats the case that projects and the results meet expectations. However when you are positive and expect results its amazing that they really do arrive!

Brian, thanks for the tip. I will check them out. My custom website already has a drip campaign feature and I generally enjoy personalizing my communications to my clients, but I will look at them anyway to see if there might be an added benefit.

Thanks for the tip- I will check out this service. I am always looking for new ways to connect with my clients, but on a more personal level. While my website allows me to connect with my clients with emails/newsletters, this seems like it may be a good tool for connecting and not just selling....

Just as a clarification, the people I put on my Happy Grasshopper account are people that I HAVE MET. These are not "leads" or "prospects" or IDX registrations. I also suplment the Happy Grasshopper Emails with a 12-Direct which is basically a monthly "state of the market" newsletter.

I also have a website that maintains drip campaigns for me. THOSE are for leads and prospects. I will do an initial "10 Days Of Pain" on new signups until I can get in touch with them (and hopefully meet them). If I can't meet them, they go onto a 33-Touch program until I do. 

For anyone who is not getting responses from Happy Grasshopper, I have to think that either you are putting EVERYONE on there or not doing a good enough job of keeping in touch with your "Have Mets" personally in the first place. I have received so much business from Happy Grasshopper that it has paid for itself for life.

Celeste,  Brian is on an AR roll!  I get amazing responses from my Happy Grasshopper emails as well. I've had clients forward the Happy Grasshopper email to me with a referral!  Someone recently called me and asked if my Happy Grasshopper testimonial was for real.  Yes ... it is.  That person signed up for the service.  It's simple and it works!

Brian-  thanks for the great explanation of who you should send your campaigns to.  I don't think I've ever been able to explain it quite so well.

Kathleen- thank you for sharing and for the referral.  I can't believe someone would ask if your testimonial was real.

Emails work very well but there are alot of folks that feel we should not even think about an email blast of any kind there one person even stated that they would turn a person in to the local board for doing such a thing. Hmmmm is all I could say.... Delete if you do not want to read the email click and your done....
