HOME SELLERS THERE IS A SHORTAGE OF GOOD HOMES AND PRICES ARE RISING

Recent reports show the available supply of home inventory is DOWN.

Percentage of buyers who believe prices will rise in next 12 monthsEvery month there’s less GOOD HOMES on the market.

Sellers are telling me “There’s not very much for us to pick from, and so that’s why we’re not going to put our house on the market because we don’t want to have nowhere to go.”

It’s equally frustrating for would-be buyers who want to take advantage of low mortgage rates. Competition is slim and buyer demand is growing.

Some homeowners are giving up on selling their homes because of low prices but the shrinking inventory of homes for sale could prove to be an advantage for sellers.

Whether you are planning to move up or downsize If you have a home to sell, why wait?

Fall and Winter are good seasons to sell because:

  • Only Serious Buyers are out looking
  • 1st time home buyers are looking for homes they can grow into instead of starter homes the will quickly grow out of
  • Buyers are taking a second look at homes that need work or a makeover because some mortgage loans can include renovation cost
  • Homes sell quickly when priced right and many get multiple offers

A look at what’s happening in our Tri-County Area of Paulding, Cobb and Douglas counties tells the story of inventory by price range.

If you wait for spring time to put your house on the market, well you may have waited too long!  This is not our normal market, take advantage of it.

In my immediate market, prices and inventory are down.  Some buyers think that means that prices are going to be down this spring. I tell them to look at the inventory.  Most of the homes that are going now are the ones that have been sitting on the market.  Now they are the only ones remaining, and yes those sellers are desperate.  But the new listings for the spring are not.
