The American meaning of a Cul-De-Sac is one way in and one way out. Cul-de-Sac are created to limit through-traffic in residential areas. It is a street that is not connected to other roads and sometimes called a Court.
Real estate values of houses built in a Cul-De-Sac can generally be higher than those built on regular streets. Many homeowners believe that living on a Cul-De-Sac is a natural way to slow down drivers since there is little through-traffic, and because of this home buyers may be willing to pay a premium for this convenience.
This past weekend we were showing houses to a family on The North Shore Of Long Island. As we approached a house in the Cul-De-Sac of one community, the family cheered and were all in agreement that this was the place for them...Even though it was above their price limit.
According to public records of the multiple listing service, during the month of January 2013, there was a total 132 houses on a Cul-De-Sac sold. However, after further researching through some of the statistics, we noticed that some of these sold homes listed as being on a Cul-De-Sac were actually on dead-end streets. A Cul-De-Sac and Dead End Street both have only 1 inlet/outlet, but a Cul-De-Sac is in a circular formation with a turnaround.
If you want to be sure that the house you are interested in is actually on a Cul-De-Sac, hire a Realtor who is a Buyers Representative and knows the difference between a dead-end street and a Cul-De-Sac...
