Nothing Says Real Estate Recovery Like New Construction!

Our market area new construction was going great in the mid 2000's, with excavators, carpenters, roofers and the like putting up new homes galore!  And then the faucet essentially turned off as the economy drifted south.  A few new homes here and there, but with prices falling putting up new no longer made sense for many builders and buyers.  Some builders didn't make it through the lean period, others got leaner and stronger, buying up the options of other builders.

And yesterday it was quite apparent that new construction is back in a big way in the Springboro/Washington Township/Centerville area, and there's a bit of something for everyone!

Want a pool community? Fischer Homes is quite busy with The Springs at Settlers Walk (BLUE pin on map).  There are two sections, The Falls and The Brooks, with The Falls exclusively ranch style homes.  They're perfect if you don't want to spend a lot of time on lawn maintenance.  The Brooks has primarily two story homes with the occasional ranch.  Although a few plans start at $150k, expect to be in the $200's and $300's.  Fischer offers a wide variety of floor plans for The Springs at Settlers Walk.

Want a true patio home?  Gold Key Homes is almost done with Somerset (just off Sheehan Rd) (RED pin on map).  Unusual about Somerset is there are a decent number of two story patio homes.  Those are pretty rare in our market!  The inside finishes are nice and we're sure you'll like not having to mow, rake or shovel!

And if golf course living appeals to you, Charles Simms Development is putting up some phenomenal landominiums called The Cottages at The Highlands of Yankee Trace (GREEN pin on map)!  A duplex style home with two car attached garages and 2 or 3 bedroom plans available.  Plans range in size from 1513 to 2072 square feet.  This will be a small community, with just 20 home sites available.

We agree completely - we have builders scrambling out here in Texas trying to find lots to build on and our MLS inventory at 7000 (last year it was 12,000 or so)

John, It's a good sign across the nation, although obviously it makes it tougher on the resale sellers.

Ronald, That's a good sign when SoCal is cranking again!

Anita, These are right on our county border.  The Springs is inside Warren County, and the other two are just inside Montgomery County.  Still well within an area we're comfortable helping home buyers and sellers.

Hi Bliz - That's a good leading indicator. 2008 saw the new big builders pretty much disappear from the scene. A few small local ones hung on as long as they could, but we went through a couple of years that were very quiet for new construction. Then about a year and a half ago, they started coming back, and they have been extremely busy ever since - as a matter of fact, along with entry level homes, new builds are the current star of our regional market, but the reast of it seems poised to catch up this year.

Dick, I think a similar pattern here.  We saw some of the smaller builders pop up on the foreclosures lists.  The resale bargains were too good to compel new construction for a few years, but they're back in force now with the hammers banging.

Scott, We'll need to follow up with some specific blog posts to each of these communities to increase our odds of getting those calls.  Each of them would be a solid place to live, although the Fischer community will take longer to finish, so harder to leave it.  Saw a FSBO yard sign yesterday and don't envy the owner going head to head with new construction.

Ginny, Definitely a good sign.  You know the major builders have entire departments assessing markets and giving a Go or Stop signal to building, so when they say GO, things are getting better.

Conrad, I think you're right on that.  Sellers see the new construction going again and have more confidence in the market for their own resales, or they want one of the new ones and have to sell their "old" home to get there.
