Rebuild it or tear it down. There are only two options for the garage.

When inspecting homes for Desert Sun Home Inspections there are things that we get to see as inspectors the home buyers are not going to see.

The home buyers are focused on the home and where they are going to put the furniture they have and how everything is going to fit in the home.

If the Man of the home is a "tinkerer", then he will be focused on the workshop and or garage for the home. Not really interested in where the wife places the furniture in the home.

He wants to see the man cave or workshop he can call home when home.

In this case the garage or carport with a man cave at the rear of the carport is a very good way for the man of the home to relax and get away from inside the home.

But what if the workshop has issues. So many issues the structure needs to be rebuilt or torn down and start over?

I'm sure the seller of this home really thinks the structure in question is worth a lot in their eyes.

Let's take a look at the structure in question. You can clearly see the sagging roofline.

Sagging roofline.

Then there is the roof and the problems associated with it. Many of the cement tiles are broken and need to be replaced. The structure needs new framing.

A look across the front of the carport.

Then there is the stem wall that is in very bad shape.

Rotted stem wall header plate.

The siding looks like an Uncle Bob job.

Very bad siding job.

After my inspection there was little doubt about the condition of this structure.

Rebuild it or tear it down. There are only two options for the garage.

Have a great day every one.

Hi Clint-

The closer you look at the structure the more problems you find, repairs are needed, Thanks for the photos and your comments.

Great post Clint.   From the looks of this one it might be better to tear it down and start over.

I did an inspection for a couple in December. To say the house was a project rather than a home would be closer to the mark.  Mostly it needed to be modernized.

But the detached garage was another story. lloked good untill you got up close. It was a tear down or restoration project.

The couple did not buy.

Hi Anita,

It's all up to the buyers now. I did get back a great e-mail from them thanking me for the patience I had when inspecting with them in my back pocket. :-)

Have a great day in Warner Robins.

Hi Al,

This might be the best way to go. But the buyers might have different ideas.

Have a nice day in Ormond by the Sea.

Hi James,

Yes a  lot of work to repair the existing structure. But it can be done. How much money to repair is another story.

Have a warmer day in Connecticut.

Hi Rob,

The buyers have the final say. If they really want the home, then they will buy it. If not , then they will not. Pretty simple.

Have a very good day selling homes in Bristol my friend.

Hi Dorie,

I want the home to sell. I don't like being the bearer of bad news for a buyer. But in some cases, bad news ids better then no news about an issue to come up at a later date.

Have a good day in Canyon Creek, Texas.

Hi Robert,

In some cases not buying was a good thing. Even with buildings in disrepair, many sellers think they will still bring top dollar in today's markets. No so.

Have a great day in Montreal my friend.

Hi Conrad,

I don't make that call, but if it was my place...I would try to save it versus having to rebuild the entire structure.

Have a great day in Webster my friend.
