Inverness Lakes and Inverness Commons Subdivisions are located in Southwest Fort Wayne near Hadley and Illinois Rd.  They are in the Southwest Allen County School District.  Most of the homes are less than 15 years old, on large lots, and range in price from $200,000 to upwards of $750,000.  Here is a quick snapshot of homes sold in Inverness Lakes and Inverness Commons.


2010

Homes Sold:  5

Average Days on Market:  64

Average List Price:  $476,740

Average Sales price:  $435,510 (91% of list price)

Median Sales Price:  $365,000

Lowest Sales Price:  $280,000 (2 BR, 3.5 Bath, 3,156 sq ft villa on a partially finished basement)

Highest Sales Price:  $780,000 (5 BR, 6.5 Baths, 4,948 sq ft home with a full finished walkout basement on 1.5 acres)

 

2011

Homes Sold:  5

Average Days on Market:  178

Average List Price:  $395,940

Average Sales Price:  $371,100 (94% of list price)

Median Sales Price:  $370,000

Lowest Sales Price:  $250,000 (4 BR, 3.5 Bath, 2,503 sq ft home on a full finished basement)

Highest Sales Price:  $510,000 (5 BR, 4.5 Baths, 3,317 sq ft two story home on a full finished daylight basement)


2012

Homes Sold:  8

Average Days on Market:  69

Average List Price:  $348,675

Average Sales Price:  $334,112 (96% of list price)

Median Sales Price:  $294,000

Lowest Sales Price:  $232,500 (4 BR 2.3 Baths, 2,798 sq ft home on a partially daylight finished basement)

Highest Sales Price:  $490,000 (5 BR 4.5 Baths, 3,699 sq ft home on a full finished daylight basement)

So what do these numbers tell us about Inverness Lakes and Inverness Commons Subdivisions over the last 3 years?  While there aren't a lot of homes that sell in these subdivisions, those that do sell for pretty close to list price.  Days on market in 2010 and 2012 were good at around 60 or so, but average days on market in 2011 were extremely high.  Overall the market in these subdivisions is good and they mirror the averages in the Fort Wayne real estate market as a whole.

School Systems.  Your children will attend award winning Southwest Allen County School District.  

Convenience.  In Inverness Commons you have the convenience of the association taking care of your lawn all year round and snow removal as well.  The association fees there are $650 quarterly.  

Location!  Who doesn't want to live in Southwest Fort Wayne?  These subdivisions are just minutes from shopping at Jefferson Pointe and the Coventry area.  It's also just 10-15 minutes from downtown and very close to interstate 69 access.  

Luxury Living.  As you can see, homes in Inverness Lakes and Inverness Commons Subdivisions are luxury living at it's best.  Many of these home have pools, most of them have large lots, and almost all of them feature the luxury items that you would expect in this price range.

Interesting that the DOM have returned to 2010 times and there have been more sales in 2012 than in 2010.
