          First impressions can truly make or break a buyer’s first impression of your home. That is why it is so critical that you make sure that your home is 100% ready for an open house. Our blog today is to go over some very important tips to have your home ready for an open house so you nail it on your first and hopefully last open house!

      Having a clean home should be 1# on your checklist for you open house! Whether you have kids, pets or its just you, cleanliness is very important when it comes to opening your home to potential buyers.  Your home doesn’t need to be spotless, but dust, shoe prints, clothes, dirty dishes and such stand out. So if you aren’t a big cleaner hire a local cleaning service or ask your Realtor for a reference for one. Wow potential buyers when they walk through your doors with a spotless open house!

If you’re like me, I love to light incest and candles almost daily, however, not everyone enjoys the same smells that I do. Odor should be 2# on your checklist. 

 

Strawberry smelling incest might make a potential buyer cringe when entering your open house, so make sure that you clear out all odors. Make sure your home has a neutral odor.  This includes shampooing your carpets, cleaning out litter boxes and bathing any pets. You can also ask your cleaning company for tips on how to get odors out of your home.

 

 Curb appeal is appealing to all of us.  This is #3 on your checklist. When pulling up to an open house the first thing that you see is the lawn, driveway and sidewalk. It is very important thatyousweep all sideways, trim and mow your yard, and pull up all weeds. All in all, a basic manicure foryour front and backyard. Also, include side yards if you have one. Remember the look of your yard sets the tone for the rest of the open house.

Owning a home of course includes basic repairs so if anything is broken, fix it. Anything from a leaky faucet to a burnt out light bulb all need to be repaired or replaced. This should be #4 on your open house checklist. Buyers expect everything to be in tip top condition when entering your home, so small repairs like this are necessary. Remember, it’s all about first impressions. When entering a bathroom and the light doesn’t work, it’s not going to sit well with a potential buyer.

Lastly, leave during the open house. There is no need for you to be there. Let your Realtor handle this part. He or she is an expert in this field. Buyers can be made very uncomfortable knowing that the sellers are in the house.  This is where your Realtor can highlight all the stunning and incredible features of your home. Also, if you have pets take them with you.

Definitely clean, Laura. Otherwise, you achieve the exact opposite effect of what you are trying for. They'll go away associating the house with a dirty feeling (or smells) and not want to step foot inside again.
