As real estate agents you know the MLS, Multiple Listing Service, is the number one strategy used by real estate agents to get a property sold. It reaches more potential buyers than any other selling approach hands down.
This is why, as agents, you work so hard to get the best pictures you can on the MLS because other than price those pictures are what are going to speak to buyers shopping for a home in a particular demographic and get that home sold.
So if you have a home that you are trying to sell, and whether due to budget restrictions or some other reason, your home owner is unwilling to stage the home, we have another option. Check this out.

We electronically modified the room by lighting it, adding furniture and creatng a designer look and he loved it. It gave buyers a room to imagine.

This next client did stage their home, but they wanted to keep their budget low so we agreed to stage the principal rooms such as: the living room, dining room, kitchen, bathrooms and master bedroom with ensuite. Then (because this is such an affordable option) we did a photomontage for the basement and other rooms. The client wanted something that was informal and relaxing but also trendy. The client and agent both wanted a room that was bright and inviting in a modern style because that was what appealled to this demographic.

Last but not least, we have a condo we photomontaged. This condo was selling for a very low list price and was not moving because the market was saturated with condos for sale. This meant there was little budget for staging. The owner however wanted to paint it and stage it, and create an inviting retreat but had no budget. In this particular area, mid century modern is very hip and stylish so we also wanted to appeal to that potential buyer.

1. Just send us a photo of a room, ideally send us a couple of photos from a couple of different angles and ideally of an empty room otherwise it will cost more. We like it when agents or even homestagers tell us what is a popular style for your demographic, and tell us if you have furniture you would like to see in the space. It is also good to include the measurements of the room as we will try to include furniture that will truly fit.
2. We create a beautiful room, give us a day or two, it's a lot of work behind the scenes and you want it to look good.
3. We send it back and you can upload it to your listing, you may also want to include a mention of us in your comments as the buyers may want to know what furniture we used, in case they would like to re-create the look.
Now don't get me wrong, it is always better to stage a home than it is to sell it empty and modify pictures, but this is an ideal solution when you have budget restrictions and you are considering renting furniture for a few days to take a photo for MLS. OR you have photos of empty rooms, that's boring and no one is excited about an empty room except maybe a decorator or a designer.
At the end of the day this is merely another technique used to entice buyers to visit a property and lay down an offer.
