Montgomery County, MD Real Estate Market Statistics, January, 2013

 

There are 1,464 active listings of homes for sale in Montgomery County, Maryland.  137 (9.36%) of the available homes are short sale pre-foreclosures.  42 (2.8%) of the active listings are lender owned foreclosures.  

During January, 2013, the total sold dollar volume of residential properties in Montgomery County, Maryland was $235,323,579, up 6.76% from the previous year.  There were 521 closed sales,down 1.7% at a median sold price of $365,500, up 12.46%.  The average sold price was $451,677, up 8.61% with an average of 69 days on the market, down 20.69%.  The average sold to original list price ratio was 95.45%, up 3.37%.  These statistics are from the regional multiple listing service (MRIS) and were complied by RBI, RealEstate Business Intelligence for use by real estate professionals and their clients. 

What do these figures mean for for prospective home buyers and home sellers?  The available housing inventory is very low.  Home buyers need to be well prepared for multiple contract competition in preferred areas.  Many families want to take advantage of the very low mortgage interest rates.  Rental rates are rapidly rising and home ownership is frequently a more affordable option.

Home sellers that are ready to move up or retire to other areas are finding a strong market for attractive properties.  Sellers do have an advantage in the current market and now is a good time to offer properties for sale.  Please contact us for current local market information on specific communities.

Very nice report roy, it is similar here with the overall amount of sale down just slightly mainly due to a lower inventory of homes to sell. We are also seeing values rise slight;y. Have a great day
