We thought we knew what we were looking for proclaimed my buyers.  

Girl ThinkingThis is a common response when buyers find a home they love that’s a good bit different than what they originally expressed.  What they thought they wanted was a two story with the master down, what they purchased was a single story with a nice split floor plan.  We as Realtors see this play out all the time, we conduct an initial consult with our clients to understand the flavor of their priorities.  We need to understand a price range a “needs lists” and a “wish list” this gives us guidelines to work within.  A Realtor also realizes those parameters can and do change.

I have had couples who did not  want a new construction home actually purchase one and visa versa.  I have been told “we want a home on at least 5 Acres” only to purchase a home on half an acre.  One couple stated they would only consider a home in NE Albuquerque only to purchase in NW.  Some would mandate only hardwood floors but in turn purchase a home with carpet, they later installed their own hardwood. You get the idea.

I understand all of this perfectly well.  As we get to know each I learn more about your REALTOR LOGOlikes, dislikes and your wiggle room.  When working with a couple there is often two separate lines of thinking and as we work together those individual thoughts and ideas begin to meld and even migrate into something a good bit different than what was originally requested.

Now, I have also experienced buyers that are so laser focused they budge little from their original plan with only moderate compromise.  It seems there is always some degree of compromise even in new construction and custom homes.  

The moral of my story “We thought we knew what we were looking for” is this.  Buying a home is a process, it takes an initial plan of attack, it takes focus to stay on course but it also takes an open mind to consider possibilities that may actually benefit you in ways you may not have even considered.

So my response when they said John, we thought we knew what we were looking for is this... you knew it all along you just hadn't seen it yet.

Thank you so much for re-posting 'We thought we knew what we were looking for.'  I take a re-blog as a compliment and honor and you are appreciated.  As Realtors we work with buyers that buy just the opposite than what they first start looking for.  Hey it's okay... I'm a homeowner too and I did the same thing..... Imagine that :)

Thank YOU, John, for the great article.  That's the challenge with buyers.  It's like a detective story!  Which I love.  Especially when they find just what they want and are happy forever after!  Well - for a while anyway.   :-)
