The following information is current as of Thursday 2-14-2013 and will help you understand today's best mortgage rates. If you are a Buyer/Borrower who is still on the fence (or if you are a Real Estate Agent attempting to educate your "on the fence" Buyer), please review these trends and secure an historically low interest rate before it is too late.

The market closed Wednesday with a WORSENING to pricing (and will typically warrant a pricing adjustment by most Lenders). Wednesday's WORSENING netted a change of 15 basis points (bps).

Treasuries advanced after a report showed the euro-area recession deepened in the fourth quartermore than economists forecast, fueling demand for the perceived safety of U.S. government debt. Treasuries pared gains after a report showed U.S. jobless claims decreased more than forecast last week. Yields on 30-year securities declined before a $16 billion sale of similar maturity bonds today, the last of three auctions of coupon bearing U.S. debt this week. The euro-area economy shrank 0.6% in the final three months of 2012, the worst performance in almost four years, as output slumped in its three biggest economies. The disappointment on the euro-zone GDP is fairly important, said Jim Vogel, head of agency-debt research at FTN Financial in Memphis, Tennessee. Relative to the pace of the economic recovery, the general position of yields, particularly on the 10-year as we know it, is about right. The auction will go relatively smoothly. The U.S. 30-year bond yield dropped two basis points, or 0.02% point, to 3.22% at 8:51 a.m. New York time, according to Bloomberg Bond Trader prices. The 2.75% security due November 2042 rose 11/32, or $3.44 per $1,000 face amount, to 91 4/32.

GDP in Europe was VERY weak, jobless claims here in the US, were pretty good. We are still flirting with a key line of support and we are still in danger of running down to test 102. Hopefully we have a great 30 year auction later today.
