Commercial real estate investors must always consider the Comparative Advantage when buying or selling a commercial property.
What is the Comparative Advantage? In its basic sense, Comparative Advantage is the positive aspects, or advantage, a commercial property has over other like, or comparative, properties. For example, say you're considering purchasing a Beaumont commercial property for its distinct frontage along side a busy Beaumont thoroughfare, but another Beaumont property on the same street with the same frontage is positioned on a corner lot, essentially giving the latter commercial lot two frontages- one on the main thoroughfare, and another on the cross street.
The above is obviously only an example, but it gives you the right idea. Comparative Advantages can be all types of various details: location, building or structure amenities, water access, neighboring properties, etc..
And a Comparative Advantage can also work against you if the "other" property has it and yours doesn't!
